Asphalt Specialists, Inc. (ASI) now provides a plan to proactively protect, prolong, and maintain asphalt roadways and parking lots.  After 25 years of constructing asphalt pavement in southeastern Michigan, ASI has come to realize a need & demand in the marketplace for a plan or program designed to protect and extend the lifespan of our customers’ pavement investment.  With ever increasing pressure to remain competitive and stay within budgets, owners, property managers, and associations seek solutions to maintain the aesthetics and integrity of their property investments over the long term.  Roadways and parking lots are the gateway to one’s business or residence – they can remain good looking, stable, and safe at minimal expense if potential larger problems are addressed and corrected as soon as recognized. 

ASI offers a Pavement Protection Plan, P(3), to owners or property managers of asphalt pavements who desire to understand and proactively plan to protect their investment(s).  ASI’s P(3) is a web based service providing owners and managers with their own private password to gain access to all current conditions of their parking lots and roadways.  In the case of multiple properties, a separate code for each is provided. 

Your pavement and related items will undergo annual inspections, and be documented with pictures, grades, and specific conditions with evaluations of everything from the inside of catch basins to pavement status to trip hazards to handicap signs.  ASI will offer suggestions, remedies, and terms, with a timeline of the pavements’ life expectancy including a proposed timeline from start to completion of any existing or foreseen maintenance or problem areas requiring attention.  From the comfort of your home or office, you will be able to view all this information by logging onto our website with your own private password and security code(s) to make an assessment of how you wish to proceed.

The ASI Pavement Protection Plan will offer the following plans:

1. The Gold Plan (First inspection & set up)
2. The Silver Plan (First inspection & set up)
3. The Bronze Plan (Annual inspection)

The Gold Plan is a one time charge premium plan design for the pavement owner who needs to understand the costs and possible deterioration risks of his pavement for a specific property.  As with the Silver and Bronze plans, all inspections will be accessible on the website with a private password for each customer and a security code for each property.

The Gold Plan consists of the following:

1. Executive Summary Report.
2. 100 Point Inspection List.
3. Detailed scaled drawing of the paving, complete with existing elevations and drainage patterns.
• If the lot or roadway is over 100,000 sq. ft., there will be an overall view drawing, and then this drawing will be presented in sections to keep the scale consistent and readable.
4. A documented picture gallery of your property which will correspond to the locations indicated on the drawing(s).
5. ADA (Americans with Disabilities Act) analysis to verify parking lot code compliance.
6. Drainage concerns & potential trip hazards.
7. Pavement core samples.
8. A timeline of the pavement life expectancy.
9. Suggested work scope with a written report.
