Proper care of asphalt pavement helps extend its service life, maintain appearance, and prevent premature deterioration. The following guidelines outline recommended maintenance practices for exterior asphalt surfaces.
Early-Life Protection (First 6–12 Months):
– Asphalt continues to cure over several months; surface scuffing is normal and will fade over time.
– Repeatedly parking in the same location may cause indentations—rotate parking positions when possible.
– Avoid fuel or oil spills; petroleum products can soften asphalt.
General Maintenance:
– Sweep debris regularly to prevent buildup of dirt and vegetation.
– Keep edges supported with soil or stone to prevent cracking or separation.
– Remove standing water; drainage issues accelerate pavement failure.
Crack Repair:
– Cracks should be sealed annually or as they develop to prevent water infiltration.
– Freeze–thaw cycles can widen cracks, making early repair critical for longevity.
Sealcoating Recommendations:
– Sealcoat every 2–3 years to protect the surface from UV rays, oxidation, and moisture intrusion.
– Do not sealcoat within the first year of placement; asphalt must fully cure.
Heavy Load Protection:
– Limit heavy truck traffic or prolonged stationary loads on thin pavement sections.
– Use pads or boards beneath outriggers, jacks, or equipment to reduce surface stress.
– Avoid driving or parking too close to asphalt edges.
Snow & Ice Removal:
– Use rubber-edged shovels or plow blades to avoid gouging the surface.
– Standard salt may be used, but rinse buildup in spring to reduce long?term wear.
– Avoid metal shovels or aggressive de-icing chemicals.
Oil, Fuel, & Chemical Spills:
– Clean spills immediately; petroleum products soften asphalt binders.
– Use absorbents like kitty litter or oil?dry, then wash the area with mild detergent.
Long-Term Care Recommendations:
– Perform annual inspections for cracks, settlement, potholes, or drainage concerns.
– Address small issues early to prevent major repair costs.
– Maintain proper site drainage to keep water away from pavement edges.
